Project Management

Responsible for technical feasibility study, preparation and realization of investment, negotiating of contacts with GC, architects and other profession consultants, as well as general technical supervision of the project.

- Member of the Management Board, reporting to the Investor
- Managing the orderly work-out of 5 investment projects of total value approximately 200 mln PLN, including dealing with contractors and other external suppliers, banks, external lawyers and representatives of the Investor
- Responsible for managing the phase-out of the business, including realizations, and in conjunction with the Financial Manager, the repatriation of cash and the related cash management,
- Managing Development Department during work-out phase, ie. dealing with post-completion customer relations, contractor claims and regulatory issues.

- Obtaining plots for future projects
- Preparation of Preliminary and Final investment Reports, Budgets and Schedules and monitoring its execution (including construction works)
- Managing Due Diligence process, in particular the technical due diligence
- Coordination of preparing the technical documentation of the projects and its verification (cooperation with architects)
- Managing entire process of obtaining building permits for projects (administrative and legal)
- Supervising the tender process, negotiation and verification of contract with potential general contractors
- Supervising construction works on sites and execution, controlling of the projects’ budget and cashflow
- Supervising a final handing-over process and final settlements of the project after completion of the project
- Cooperation with banks, banks' project monitors and supervising drawdowns' of the facility, negotiation of credit facilities
- Negotiations with Local Authorities
- Cooperating with Local Authority employees (obtaining zoning and building permits, Utilities conditions)
- Cooperating with the Architects (volume study, building permit documentation etc.)
- Coordination of the project (from acquisition until building permit)
- Cooperation with sales and marketing departments
