As Management Consultant I supported establishment and development of RE investment club in Poland. Investment Club reached its business readiness in April 2018 and operates though SOR REAL ESTATE SP. Z O.O. SOR RE focuses on investments in performing assets, primarily office buildings.
SOR RE is also interested in distressed assets as non-performing loans (NPLs).
The target portfolio in major Polish regional cities shall reach up to EUR100m within next 5 years.
Current projects in pipeline range from EUR 5m to EUR 25m asset value each.
All projects financing is targeted jointly by SOR RE and constantly growing “Investment club” of passive financial investors. In the context of Investment club activity, SOR RE offers its partners shareholdings in projects that promise sustainable value creation because of the company’s active management and ability to add substantial value to the projects though refurbishment or re-commercialization of the assets.
Please find hereafter a summary of detailed features of our transactions criteria:
• Performing assets / Distressed assets requiring lift-up
• Preferably Warsaw but we are eagar to invest in Cracow, Katowice, Wroclaw, Poznań and other regional cities with potential for growing office space needs.
• Transaction volume EUR>3m, however we prefer bigger tickets of performing assets value up to EUR 25-30m
• Long-term lease agreements (triple-net) > 3 years
• Flexible on asset classes however TARGET INVESTMENTS are OFFICE class A- and class B+ or B.
• Yield >7.0%
• Asset or share deal
• Debt financing in place (option).
